OPEN HOUSE: Sunday, August 11th and August 18th 2019. We will accept first offers on Monday, August 19th 2019.

With its colourful doors and stonefront, this duplex has all of the charms of a typical Plateau neighbourhood building. On the inside, the look is both warm and modern. Over 100 000$ of renovations into the duplex.

Designed by award winning design company La Firme in 2011, the space is beautiful and efficient (https://www.lafirme.ca/). Many local, natural materials were incorporated such as Quebec maple and cedar, as well as Italian marble in the kitchen.

-In 2011, the ground floor was fully renovated from the ground up - including a structural redesign as well as all new plumbing and new electrical throughout the apartment.

-The building is completely insulated for temperature with urethane foam as well as noise insulated with cellulose injections into the ceilings between the upstairs and downstairs apartments. Includes a Freidrich ductless air conditioning system in the main living space.

-La Firme designed the apartment to have large closets in the front hallway and bedrooms - creating a rare amount of storage space in a Plateau home.

-Enjoy the open concept kitchen and living room. Perfect for hosting! The kitchen has several deep drawers and cupboards that offer a lot of practical kitchen storage.

-New windows & doors (2015).

-Plumbing (2011): 100% copper water lines including 1" diameter lines throughout for extra water pressure and a new copper main supply line. New cast-iron drains throughout including back-water valves.

-Electrical (2011): all new electrical throughout. 200 AMP main supply.

-Heated slate bathroom floors.

-Dimmable recessed lights on the ceilings in every room.

-5 large Ikea closets throughout the home.

-Italian marble wall in kitchen.

-Charming and private yard with water feature, shed and daybed.

-Insulated for sound and climate.

-Hardwood maple flooring throughout the apartment.

-New decks - front porch and backyard.

-9' ceilings.

The last owners of the home lived in the top floor apartment so had done several renovations before we arrived. Very well-maintained unit. We added our own renovations to refresh the design.

- Furnished rental unit earning currently generating 2100$/month. Can be unoccupied after January 2020. Excellent rental income and always easy to find renters with its excellent location.

- Possibility to buy fully furnished with appliances.

- 3 bedroom apartment with laundry closet.

- Renovated kitchen and bathroom (2011).

- Interior staircase.

- Very bright and spacious.

- Front and back porch.

For the entire building, every decision was made paying much attention to detail. We love this home and have worked hard building and maintaining it over the past few years as we raised our family here. The neighbours are all very friendly and there is a great sense of community. The home is centrally located at a few steps from Mont-Royal and Laurier metro but surprisingly our street is very calm and quiet. There is access to excellent schools, several parks and all the stores we need to allow us to walk out our door to run our errands. It's really easy to live an idyllic Plateau lifestyle from this location.

One of the two units can be free to the buyer as of FEBRUARY 2020, the second unit would be rented to the sellers until SUMMER 2020.

Due to the age of the building, the sale will be made without legal warranty of quality and at the risk and peril of the buyer.

How to buy this property

Found your dream home? Here’s a summary of steps to follow to become a homeowner. For detailed information, click here:

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
