THE PROPERTY

Apartment in phase 3 of "Les Jardins Bourgeoys" built in 2011, fully renovated with taste and high end materials. Co-ownership well managed by an external management company with a great contingency fund. Great size rear terrace / patio on a well maintained courtyard. Significant landscaping work in the courtyard took place in 2018. The stairs leading to the garage and the uni-stone were completely redone. Private locker on the patio and shared locker in the basement/garage. Sage space in the garage to store bikes or motorcycles. Low condominium fees ($150) compared to other properties in the Southwest area. Low Hydro Quebec fees ($59 / month). Animals are accepted. 

Easy parking on the street without permit. Indoor parking is sometimes available for sale or rent by other co-owners. Quiet dead-end street with a new condo projet in development right next to the property. 

The condo's living space is well divided and designed for optimal storage space. Additional high shelves have been added to all closets. Very bright, the living room includes a triple patio door opening onto a small balcony offering natural lighting at any time of the day and fresh air. Frontal washer and dryer in a closet. 

 

KITCHEN 

Complete renovation in 2019 with custom made cabinets with slow closing hinges. Space was maximized with deep cabinets up to the ceiling. Big and deep pantry. Glass cabinets on each side of the hood for a timeless "modern farmhouse" look. As the renovations were done recently, it is possible to order an additional cabinet to add to the right of the glass cabinet for even more storage.

Prime location, highly sought after neighbourhood. Close to downtown, Griffintown, Lachine Canal and easy access to Champlain and Victoria Bridges as well as the Decarie highway. 

1 min walk to STM bus lines 57 and 71 leading to Charlevoix metro (green line). STM line 61 on Wellington street lead to downtown in a few minutes. Easy downtown commute.
