Large and pleasant open concept condominium, located on the top floor of a small condominium: 

The office and bedroom 2 (also used for office purposes) were originally the main master bedroom, so they can be reconverted. Very well soundproofed.  Heated floor in the kitchen, bathroom and entrance. Air conditioning. Exterior shed (height 9 feet x width 5 feet x length 5 feet). Laundry room (with storage) adjacent to the kitchen. Front balcony and back balcony. 

Located in the nice area of Ville-Émard: 

4 minutes walk from Ignace-Bourget park (baseball field, pools, dog park, skating rink, tube slides and slope with ski lessons in winter).

12 minutes from the large Angrignon Park (97 hectares of nature, hiking and snowshoeing trails).

Walking distance from Monk/Angrignon Metro (green line). Distance of 30 minutes to reach Downtown Montreal. 

Sector well served by public transit. 

10 minutes walk from Monk Street with many local businesses (SAQ, IGA, Jean Coutu, florists and local product stores).
