This income property is perfect for everyone, but being a family with young children, we particularly appreciated that everything is within walking distance: multiple parks, water games, swimming pool, library, grocery stores, pharmacies, CLSCs, clinics, canal Lachine, bike paths, etc. We are also very well served by public transportation, 3 bus lines and 2 metro stations nearby. The first floor was completely renovated in 2019. The yard was fenced and fully landscaped in 2020, including private parking at the back (lane cleared of snow in winter). A magnificent mature tree (freshly pruned) offers freshness in a heatwave, and a fenced vegetable garden ensures hours of relaxation while gardening! The building was extensively renovated over two years. Here is the list of renovations:

2019

-Structural reinforcement of the building (with engineer report) guaranteed for life

-Replacement of the 2 entrance doors and 4 windows on the ground floor (standard 5-year warranty)

-Complete insulation of all exterior and parting walls on the ground floor, soundproofing between floors

-Replacement of all the plumbing in the building to bring it up to code by certified professionals, PVC and PEX,

-Replacement of electrical panels on both floors, as well as complete re-wiring of the ground floor and basement by a master electrician, with a standard warranty.

The 2nd floor is a small 5 1/2 with 3 closed bedrooms. The rent is currently $750. The long-time tenants are very reliable and punctual. They accepted a $13 increase for 2021. Another increase could be made following this year's bathroom and roof renovation.

The basement is perfect for storage or a workshop, there is a lot of storage space, it is 6' high between the joists.
