A nugget! Large condo divides very bright on 2 floors of+ 1,250 sq.ft in a historic area and in full development! with Landscaped garden!! And with Parking!!!

From the living spaces of this property, and thanks to the many mature trees in the garden and alley, you will feel like in a large park.

Property Overview:

  • Private parking in the courtyard, access by the alley;
  • 2 minutes walk from Joliette metro station (green line);
  • Large terrace as an extra room during sunny days;
  • Many built-in and closed storage on the 2 floors;
  • Beautiful landscaped garden directly on the alley, very quiet! The garden is common to the 2 condos of the Duplex;
  • Small outdoor shed for exclusive use for storage under the terrace.

Some info about parts:

  • 2 bedrooms. A bedroom with patio door opens directly onto the garden. Another bedroom in the semi-basement to standards. Surely possibility to add a 3rd bedroom on the 1st floor;
  • A bathroom on each floor! one with a claw bath, the other with an Italian shower;
  • Recent kitchen with patio door opening directly onto the terrace;
  • Windows in perfect condition (see hydro bill: low consumption, very good insulation, heat pump, hot air/cold air added in 2017).

Repairs and installations carried out since purchase in 2017:

  • Roof completely redone in summer 2019. 15-year warranty;
  • Hot air to cold air heat pump added in 2017 by a certified professional;
  • The shower area has been repaired recently. We took the opportunity to change the floor in this bathroom.

The neighborhood: the Hochelaga district has become very pleasant to live in. The condo is a 7-minute walk from the shops and services on Ontario Street. Very easy to get to the city center by public transport. Less than 15 minutes walk from the Botanical Garden and the Olympic Stadium (tourist and entertainment venues for children and adults: Cineplex, Insectarium, etc.).

Divides condo in a Duplex close to Joliette station (Green Line). Berri UQAM station 15 minutes by metro.

Visit by appointment only: I will arrange visits only on weekends.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
