Owners’ comments

Recently praised as « the best neighborhood in Montreal », the Angus area of old Rosemont fully deserves its great reputation. Within a walking radius of just 10-15 minutes, this condo enjoys easy access to multiple shops, a wide range of health services, several educational facilities, as well as a broad range of other services and more than a dozen great restaurants. The immediate area is also host to a growing list of dynamic, modern enterprises. No need of a car either to take advantage of the two nearby parks with their tennis courts, playgrounds, water amusement facilities, picnic tables, public pool, outdoor skating rink, baseball diamonds, toboggan slopes, and dog park.

And we haven't yet mentioned the other nearby attractions like the Botanical Gardens, the Olympic and Saputo stadiums, the Biodome, Maisonneuve Park, etc.

One of the criteria of a great neighborhood is the ease with which you can connect with the rest of the city. And indeed the Angus sector has no lack of handy options. In addition to the many surrounding services within close walking distance, 5 bus lines, a metro station, several cycle paths, and numerous main roads provide easy access to the entire metropolitan area.

As an extra bonus, the Technopole Angus, the first eco-neighbourhood in Quebec, is rapidly taking shape just across the street. As an integrated development combining local shops, residential and office spaces, a main street reserved for pedestrians and cyclists, its public squares, and wooded areas, with no vehicles at ground level, the Technopole is on the way to becoming another unique asset for an already highly attractive sector.

Which brings us to the condo itself... The spacious unit, with its 9-foot ceilings, has all the amenities associated with a comfortable, fulfilling urban lifestyle. The kitchen, with its granite counters, ceiling-high cupboards, cushioned closing mechanisms on all the drawers, and its double sink, is a model of functionality. Its part of the large space that encompasses the dining area and the living room, which offers all the luminosity one would expect on the top floor, as well as magnificent sunsets!

The master bedroom, with its adjoining bathroom and its walk-in, is large, luminous, and welcoming. Both of the other two bedrooms are endowed with spacious clothes closets and large windows, adaptable to whatever your needs are. A second full bathroom, a large balcony, and an entrance area complete the unit's available space. Naturally, the fact that a condo is a corner unit is a bonus, providing extra light and cross-ventilation in the summer (as a natural option to the air conditioner and the air exchange system that are also included).

Outside, the entire condo complex is free of cars, providing lots of space for you and your children to play and socialize in a secure environment, made even more pleasant by the extensive landscaping carried out last summer. Finally, one mustn't forget the parking space and the locker provided in the heated basement, conveniently close to the elevator.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
