Superb condo located on the ground floor on thebeautiful Rue De Normanville. Very quiet area in Rosemont-La-Petite-Patrie. Flexible occupancy according to your needs.

The gross living area is approximately 995 sq.ft. net including an open space for living and dining room, 2 large closed bedrooms (with walk-in closet in master bedroom), a large bathroom with 3-seater bath and independent shower and locker storage only for you!

The building of 8 condos is located opposite the Saint-Ambroise primary school (the street is therefore cleared snow first in winter and it's a big plus?). I live there since the construction and as you can see in the photos, the condo is exceptional.

The unit is accompanied at the front of a small English terrace where you can install your small bistro table! In addition to the English terrace at the front, the condo also has a terrace at the back.

Lots of brightness generated by windows and French doors at the front. Inside the unit is bright, airy and the soundproofing is superior.

The environment is exceptional as well as being close to amenities: bus around the corner, metro access less than 7 minutes walk, bank, grocery store, pharmacy, cafes, and much more... all within a radius of 2 to 5 minutes walk.

Very large locker type storage space inside the unit for family bikes and tools (size 13 feet x 3 feet)

Book your appointment for visits by contacting me in advance. Unfortunately, given the COVID and the precautions to be taken, no visits will be accepted without an appointment.

Mandatory mask for the visit.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
