Here is an undivided condo with a unique design of 522 square feet completely renovated, both on the surface and underground while passing through the walls. The Location: This is a new condo extremely well located in Rosemont-La Petite-Patrie, close to all the amenities that urban life can offer!

To mention a few: Recreation at community centers, libraries, restaurants including many bistros, bars, concert halls, Beaubien cinema, public transport (nearly 3 metro stations, the closest is Fabre 7 minutes away on foot), abundant bike paths, parks, parks, Saint-Hubert Plaza, independent and artisanal shops, schools, daycares, CEGEP, university even (20min. walk (metro from UdeM) pharmacies, grocery stores, bakeries, bakeries, Fou des Îles fish store, Beaubien butcher, gyms, Jean-Talon Market, etc...

The Condo: The kitchen is a custom one, installed and guaranteed by Arriers Cuisines Action; melamine cabinets, laminate countertop, granite sink, adjustable LED-illuminated ceramic backsplash, built-in microwave with integrated hood. Appliances (fridge and stove) are available.

The ceiling was opened to leave the beams, carefully "sand blasted", exposed and thus raise its height. To maintain sound comfort while prioritizing height, we insulated the ceiling with 2 layers of SonoPan and

The concrete walls have been cleaned and treated to be polished and sealed, adjustable LEDs run along the entire right wall of the condo. The effect is chic, modern, and warm industrial with the wooden beams.

There is a large closet with mirrored doors in the front room where there is the entrance for a stacked washer and dryer.

The bathroom with a closed ceiling (without exposed beams), has a ceramic floor, a glass shower, a large vanity, a small toilet, a mirror with LED, a pharmacy mirror and LEDs with adjustable colors and intensity. Comfortable and an atmosphere that is as functional (very bright) as it is relaxing.

There is a section at the back that serves as the location of the 4 water heaters in the building. The one in the condo for sale is new (date of 2022, start of work) and has not been used.

Important: The square foot of this water heater section was considered and distributed over the 4 condos in the condominium percentages. The owner of the basement condo is therefore not paying for the living era of the other condos.

The back door leads to the courtyard which belongs to the owner of the 1st floor. It is therefore more of an emergency exit than a door to circulate.

The roof is made of elastomeric membrane and was just reinforced in 2024. It is good for many more years.

Things to Do and Things Done: I finish the small finishing touches, like paint, latex on the molding nails, painting the stairs. I made a slab path with clovers between them that leads to the sidewalk (the photos do not show it finished). I will also paint the floor a dark granite gray and redo the window sills on the facade

What is an UNDIVIDED CONDO:

To make a long story short, as a family, we bought this building in the form of a quadruplex in 2016. We converted it into undivided condos and renovated it completely and gradually since the building dating from 1931 was in great need of it. No renovations have been done

The advantage of the Undivided Condo is that we have a single municipal tax account, a single school tax account and 1 single global building and property insurance.

So we pay less than if we had these tax bills and insurance policies individually.

Each owner pays taxes and insurance according to his percentage of co-ownership (established according to his possession in square feet of the building).

We add to these fees the value of 10% of the total annual amount as an emergency fund, paid according to our co-owner percentages.

Each Owner has Their Own Mortgage (and mortgage renovation margin if they wish and is viable depending on the financial institution... I have one. The fact of being in an undivided condo does not prevent you from having one)

The only condition is that the mortgage must be taken out with Desjardins, since all owners of undivided condos are with Desjardins.

Another important point is that we are all in solidarity with the amounts of taxes and common insurance. So if a co-owner does not pay, the others are required to act as guarantors

In 8 years of co-ownership, we have never encountered a problem at this level. We are well organized and only 4 co-owners. It is therefore simple and effective to manage.

In my opinion, we have the advantages of a condo without its drawbacks since it looks like a cooperative but where everyone owns their part and owns their own home!
