Large duplex

In the heart of Montreal but without the traffic noise....

Perfect for an investor or for an occupying family wishing to have a rental income.

The neighbourhood is ideal: you will be a stone's throw from the Berri-Uqam metro station, the Université du Québec à Montréal, the Centre Sud sports centre and the famous entertainment district (cinemas, theatres, festival zone). Many shops are within walking distance (IGA, Super C, bakery, cafes, pedestrian streets in summer, etc.).

A Communauto car park is in front of the flat and if you are a cyclist, you will appreciate the many  paths in the area.

Two flats, one of which is available immediately.

On the ground floor: the pretty 4 1/2 of 800 sq. ft. with terrace and garden is rented (until August 2022).

The second 7 1/2 is available immediately: 1650 sq ft on two floors

  • 4 bedrooms and an office or 5 bedrooms
  • open concept kitchen, living room, terrace
a bathroom with a bath and a separate shower in one bedroom.

Renovations carried out.

The building was completely renovated in 2012: insulation of walls, floors and basement. The electricity and plumbing were completely redone at that time.  The hardwood floors were retained.

A "French drain" was installed on the garden side. The ground floor terrace was redone in 2020 and the first floor terrace in 2018.

Do not hesitate to contact us and come and visit.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
