Owners’ comments

Build your dream home! Waterfront lot with a sandy shoreline and east-facing view for incredible sunsets on magnificent Lac Gagnon (south end). Available waterfront lots on this section of Lac Gagnon are rare. This lot is just a paddle or swim away from the beautiful public beach at the south end of the lake. Perfect location for a seasonal cottage or permanent home.

Location! Location! Location! Easily accessible from Montreal (181 km), Ottawa (113 km), Mont Tremblant (74 km), Cheneville (18 km), or anywhere in between. Hwy 50 makes it easy to get here on weekends! Lac Gagnon is just north of the town of Duhamel.

Total area: 3,938.5 m2/42,393.66 ft2

Waterfront: circa 55.8 m/183 ft

Along the road (back of the lot): 51.7 m/170 ft

Sides: 85.6 m x 64.0 m/280.8 ft x 210 ft

Terrain/utilities/details: Flat lot with mature trees and easy access simplifies construction. Hydro Quebec power lines run alongside the gravel road which is immediately behind the lot so electrical hook-up is straightforward. This lot is only minutes from the main road and it's on a cul-de-sac with less than ten other cottages so there is very minimal road traffic. There is regular curbside garbage/recycling pick-up and a cell phone tower nearby. The gravel road may be serviced by a snow removal service if the property owner has a contract with the relevant company.

Facilities in the local area: There is a marina just on the other side of the lake from this lot. Duhamel (9 km) has restaurants, gas station, convenience store, motel, a library, playground, first responders, beautiful Catholic church, and a second-hand store that has a bit of everything. Cheneville (18 km) has everything else you'll need: a large grocery store, pharmacy, large hardware stores, restaurants, clothing stores, etc. The local golf course is 55 km south.

Outdoor activities: This location could not be better for the many hiking trails with exceptional observation points within/around Réserve faunique Papineau-Labelle. Lots of trails for ATV, mountain biking, snowmobiling, cross-country skiing, and snowshoeing in the winter. There is no lack of things to do in every season. Duhamel is renowned for deer in the winter.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
