Owners’ comments

Great duplex for sale at a price of $375 000. The duplex contains two apartments, and both dwellings are two bedroom apartments (4 1/2). The property is zoned as a triplex and a third unit can be added, via basement, garage or an additional attachment are all possible.

The Bottom Unit

The bottom unit is very spacious, with high ceilings and large windows, lots of natural light flows into the unit. There is beautiful hardwood and ceramic tiling through the unit. The bathroom comes with a whirlpool bathtub and the kitchen has a large island for extra counter space. Attached is a large deck that was newly constructed last summer and a big  yard. 

This unit is currently rented at 1050/mth +utilities with a long term tenant that does not wish to move. 

The Top Unit

The top unit was fully renovated in 2019 with a new kitchen and bathroom. New laminate flooring was placed down throughout the unit with sound reducing sub flooring (IIC 70 / STC 66 ).  Attached is a very large deck that gives the tenant a lovely place to relax during the summer months. The unit has attachments for washer and dryer as well as it comes with a stove and fridge. 

The unit is rented at 950/mth (heating or electricity not included). 

Basement, Garage and Yards 

The basement is unfinished, concrete poured and 6ft tall. Currently the tenant in the bottom unit uses the basement as storage.  

The garage is currently used for storage but could be converted into a bachelor. However, a garage is very rare in this area and this is one of the only houses that has an attached garage.  

The backyard is very big, it would be more than possible to add additional attachments.

Parking

Half of the parking is asphalt and the other half is crushed stone. The driveway is 2 cars deep and 4 cars across. Extra spots can be rented to people working in the area during non covid times at 100/mth per spot.

Investment

The municipal evaluation was done in 2017 and is of $336 800.

The potential income of the two units is $24 000+. With the potential of an additional 8000 - 12000 if a third unit was built by the next owner.

In 2020, the municipal tax was $4197. For the year 2020-2021, the scholar taxes was 328$.

Other

Most of the roof was redone in September 2020, the portion of roof over the garage was done in 2017.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.
