It has a Shingled roof ,
It has a new 200 amp panel box with breakers, 200 amp service from hydro recently installed.
I have been using it the way it is , upgrading every year.
New vinyl siding , new windows .
We, my Sons and I dug out under the cottage for storage for Pump ( that was changed to new one) , a Hot water tank ( changed for new one ) , New Electric furnace + all duct work put in, .Decks were made over the years ( pressure treated) Stone steps were made going down to Cottage,all outside stairs going to the Cottage were installed ( Pressure treated ) when I bought the Cottage, Landscaping was done 12 years ago,vinyl floor,tile in Kitchen, extra Insulation was put in the attic, etc, things were done over the years,If we seen something that we wanted we did it.
It is NOT a Home it is a Cottage , -----nothing fancy-----

Take a look,spend some time, look in windows,walk around check out the Property, My land goes over to the cottages beside mine, one has a road on one side the Other neighbor has his yard all trimmed to the other side of my Property line, The land taxes are approx. 1200.00 dollars per year which includes Pumping the Septic every 2 or 4 years, also includes Garbage pick-up every Monday at the driveway were it meets the road.The School taxes are approx. 80.00 dollars per year,The hydro is around 29.00 to 60.00 per Month, When not in use we pay minimum ( 29.00 )
I am going to take the Highest REASONABLE offer come Summertime.
The water level is high during the Spring from melting Snow / Winter Thaw.
The best time to View the Cottage would be Late June - October.
The Beach area is very fine sand, in the Summer you would have to walk 10 feet out approx. to get to 4 feet water depth, at the End of the New Fendock 16 feet its approx. 5 feet deep. ( We rake this area every Summer to remove any falling leaves,debris so we have a clean looking Beach, it`s up to the next Owners if they want to do the same).( Our Beach area is approx. 30 feet wide or more).There is a few fishing boats ,the Neighbors are older and Quiet,the Lake is quiet.
You will see Loons,Ducks.Sometimes white tail Deer will cross over from the road they won`t harm you.The Beach area has lilly Pads with nice white flowers on both sides ( at certain times of the year ). There were a couple of Loons that had there Babies there in the Spring if you don`t use the Cottage enough that can happen. ( If you feed the Deer they will come around,We don`t) Lots of humming Birds if you leave a humming Bird feeder hanging out on the deck.
If anyone wants me to go with them to view and look inside the Cottage /and Dug out / Storage space, let me know.
A few Persons wanted it , but when they went to the Bank for a Mortgage they couldn`t get it because it is NOT a Home ( Residence to Live ). They already had a Home / Residence if that makes sense.( I think they said it`s because its an added Pleasure ??).
Please see if YOU are APPROVED for a COTTAGE first before I take my time to do showings. ( Make sure you have the Money to buy it FIRST PLEASE).
