Mont-Tremblant 35 min from Mont-Tremblant ski resort!  Beautiful log house nestled in a bpeaceful area, 35 min from Mont-Tremblant ski resort, 25 min from St-Jovite and 25 min from Montebello Castle. Self-built since 2008 and completed in 2016.

This house was built by the owners with a strong ecological care. The external round logs are coated with Perma-Chink and the inside ones are treated with an ecological oil (Brand: Prato Verde). This same oil was used to treat the ground floor and bedrooms wooden floors on the mezzanine. Windows orientation thought to benefit from the passive energy of the sunlight. Round wood's thermal mass provides coolness in the summer and warmth in winter.

The round wood stairs to the mezzanine are made by a craftsman. The kitchen island was also custom-made by a craftsman.
Heating controlled by thermostats offering several programs for each room. The wooden stove is a slow combustion one and it offers both rustic style and great warmth. Bathroom is equipped with underfloor heating.
The roof is made of metal sheet and the foundations are made of poured concrete. Basement is insulated with Styrorail under the concrete slab and on the walls. A large deck made of cedar wood overlooks Lake Lévesque. The land directly by the lake is about 85' x 75'.

In the back yard is a mountain where you can enjoy great winter activities like sliding on a sledge and snowshoe-walks. In autumn, you will love picking up wild berries and mushrooms. Ice skating lovers will have the chance to make their own ice rink on the lake! A nice and bountiful garden (set over the septic tank to hide it) will delight the gardener.

The lake will offer you hours of pleasure: swimming, kayaking, boating and watching fishes, loons and tortoises. Fishing, swimming, electric and inflatable boats are welcome on the lake.

For camping lovers, a tent can be installed on the land!

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
