One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.
Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!

Beautiful wooded lot, residential zoned, no neighbors. Bordered by a small beaver lake (non swimmable), 2 minutes from a larger lake with a beach (Chapleau Lake). Quiet area, ideal for a family. The land is on 2 levels, with a slope in the middle. You will have the choice between building your chalet on the top of the land, on the roadside, or below, on the lakeside.
The land is 7 minutes from Notre Dame de la Salette. The municipality offers you an elementary school, daycare centers, a grocery store, a golf course, a baseball field, a tennis court, a public descent to the river, a canoeing river, many outdoor activities, and clean air. It is located 30 km from the major centers of Gatineau and the hospital.
The land is not located in a constraint zone (not in a mass movement zone or in a humid environment). Electricity passes at the edge of the field. The fiber is being installed.
To obtain a building permit, you will need to provide:
-A plan and estimate from a technologist or an engineer for a septic installation and for a well.
(No sewer and water systems are available in this area so there must be a septic system.)
-A location plan for the planned facilities (house, septic system, well, garage, etc.)
