(UNDER OFFER OF PURCHASE ACCEPTED) Beautiful big twin (You read that right, a big twin can be).

Recent and renovated construction. Located in a small street (there is nothing better than a cul-de-sac to have peace and to let the children play in the street).

Backyard with no neighbors with magnificent terrace (The perfect place to take your corona in the sun, but you can't provide the palm trees).

Lots of parking spaces (if you want to buy a boat or a bus).

Very quiet corner in the heart of the village of Château-Richer 15 minutes from downtown Quebec (not too far for madam's shopping).

Large rooms including 3 bedrooms (possibility of a 4th), 2 of which are on the ground floor (the 3rd is in the basement for your most tanned of the gang), 2 full bathrooms (very large bath), large kitchen completely renovated with ceramic heating (yes yes the floor is warm!) with central island and dining room overlooking the outdoor terrace. Living room on the first floor (room where I clearly lacked inspiration) and another in the basement (where my boyfriend clearly did not lack inspiration).

Lots of storage space

+ a small shed to put, among other things, the mower and the gas whip.

Elementary School is within walking distance, so you can stay in your pajamas while the kids walk to school. CPE nearby for your bout-de-choux. Small grocery store in the village, when there is no more butter, otherwise the neighbor is super nice, but she only has margarine.
We don't have a spa that's true, but the pavement is ready to welcome it. Easy-care floor (you don't have to be a scrub specialist for it to shine).
Come and visit!

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
