Treat yourself to the most beautiful DREAMS

Come and stay on the ILE D'ORLÉANS, on the edge of the RIVER, in the superb parish of ST-LAURENT-DE-L'ILE-D'ORLÉANS.

DREAMED PLACE for your RETIREMENT or for TELEWORKING you will be in the countryside 20 minutes from Old Quebec.

Breathtaking panoramic VIEW of the St Lawrence River thanks to a 20x10 glazed solarium offering a spectacular 180 degree view.

Know that you will be on the "right side" of the Island to see the Boats passing: ... SOUTH SIDE.

NEAR TO THE BRIDGE ISLAND, which is very rare! This street, CÔTE DU CANTON, is only (8 km) from the Île-d'Orléans bridge, which is a huge ADVANTAGE considering that the risks are reduced by reducing the distance, and winters are more SAFE and more ECONOMICAL (gas) by the same fact ... Talk to the people of Saint-Jean (22 km), Saint-François (32 km) or Sainte-Famille (20 km) who make double the amount of these distances every winter day.

16,000 sq. Ft. Of land and a low wall with 100 feet of frontage that separate your land and the beach.

The house is located in a small Bay (it's exclusive!): It is worth gold, because you can practice your water sports at high tide such as Paddles Board, Kayak or Swimming, while avoiding the strong currents. Unless you have a ZODIAK or a SEA-DOO, which you could bring until low tide ...

People who are staying on the Island for a long time who are coming here for the first time, are surprised to discover this corner they did not know. It is simply UNIQUE!

Take your DAILY WALKS or do your morning JOGGING, or CROSS COUNTRY SKIING in the winter, right on the beach, in front of your house

The 4 SEASONS will reserve you different daily shows as never Mother Nature will have presented to you in your life:

- In winter, the River deposits ICEBERGS which are sometimes 5 times bigger than you. Indeed, the low tide comes to drop them off at your doors, twice a day. It's impressive!

- Summer, the mere fact of seeing sailboats, kayaks or cruise ships parading in front of you, will immerse you in a holiday, ZENITUDE and well-being area.

- The Spring with its blooming flowers and the farmers' fields which come back to life with their harvest of strawberries and other seasonal fruits and vegetables.

- Autumn is the painting of colors. It is the traditional apple harvest in our orchards on the island. And for wine lovers, go visit your neighbors and taste their new vintages which have just been bottled:  STE-PETRONILLE VINEYARD, L'ILE DE BACCUS, CASSIS MONA & FILLES or on the other side of the bridge or the L'ANGE-GARDIEN VINEYARD.

Also, the passage of Crested Goose, Bald Eagles, White Goose, etc., who stop on the Island in their migration, reminds us that we are in a wilderness, however, it is surprising that we are 20 minutes from the most photographed and wellknown Hotel in the world: CHÂTEAU FRONTENAC ...

BIONEST system, 100% environmental, installed in 2013, value of $ 20,000 Several houses have only a concrete sump. You will be UP TO DATE at the environmental level.

ROOF redone in 2018. Interior and exterior PAINTING in NOV. 2021.

WATER SOFTENER system with salt from the famous house "CULLIGAN": installed in OCTOBER 2021, CULLIGAN = The best brand on the market.

SUBMERSIBLE PUMP installed in the artesian well in 2019.

No risk of flooding from the river, as the house is located on raised ground. This House has a foundation. It may sound simplistic, but many houses on the Island do not have one.

SPORTS in the surroundings:

TOUR OF THE ISLAND by bike - Ice rink in all the parishes of the Island - MOUNTAIN BIKE and SKIING at MONT-STE-ANNE (40 min) - SKI MASSIF CHARLEVOIX (less than an hour) - SKI STONEHAM (45 min.), Parc des CHUTES MONTMORENCY (0,5 km = Bridge), etc.

To the PEOPLE of MONTREAL and the surrounding areas who are looking for their corner of PARADISE "in the LAURENTIANS or ESTRIE" and who will have to type 2 to 3 hours of JAM-PACK on Sundays on their return. "STOP YOUR SEARCHES!" ... Montreal is 2h30 by car without jam-pac!

And to our neighbors in TORONTO who are looking for a COTTAGE unfortunately unaffordable and too far from their city, HEY, leave your car in YYZ, Toronto, You are 1h15 flight from QUEBEC ...

Looking forward to meeting you and do not hesitate to contact me for any information by email ideally, because I can answer 7 days a week or by phone, of course.

Sincerely yours and your family. I wish you HEALTH and HAPPINESS on the banks of the St Lawrence River in 2022!   :)

L'ILE D'ORLEANS was one of the first parts of the province to be colonized by the French, and a large percentage of French Canadians can trace their ancestors back to the island's first residents. The island has been described as the microcosm of traditional Quebec and as the cradle of Francophones in North America.

It has about 7000 inhabitants, spread over 6 villages, the island is accessible from the mainland via the bridge of the ILE D'ORLÉANS The island of Orleans is 34 kilometers long and 8 kilometers wide at the largest point . It is 75 kilometers (47 mi) in circumference.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
