Huge property: 2 side-by-side houses (60/40) rural style in addition to a bed and breakfast of international renown. This superb property is surrounded by nature on the shore of majestic Lac St-Charles, only 15 minutes from downtown Quebec city.

There is nature all around the property: no neighbors within more than 150 meters around. Only the loving song of the loons will break the silence that reigns on the shores of this lake, because no gas engine is tolerated on this beautiful lake.

The bed and breakfast (Gîte du Hu-Art), classified 4 stars by CITQ, has built a famous reputation since its opening in 2008, among others by being awarded the last 4 years the Certificate of Excellence by the highly acclaimed Tripadvisor website, brings back a very interesting income with its 5 guest rooms. The B&B has been arranged so that the owners can take advantage of this additional income which does not encroach in its private spaces (independent entrances, kitchen and additional lounge in the common spaces of the lodging). The parking could receive up to 12 cars side-by-side. The price includes all furnishing of the B&B (the 5 bedrooms, kitchen and living room). Due to its ideal location, as all tourist attractions in the Quebec City area are less than 20 minutes' drive away, this cottage is very popular with international tourists.

If needed, support will be offered free of charge to new owners so that they can get the training to be able to maintain the enviable reputation built up over the years.

A substantial comfort and energy saving is provided by the geothermal central heating and cooling system which is the most efficient system on the market. A slow combustion fireplace in each house connected to the heating ducts brings a second economic heating option to the property. The floor coverings are of very high quality (natural stones, hardwood, ceramic).

This home habited by a family of very talented artists is a work of art in-itself. The very large windows of this property allow you to admire all the nature that surrounds it.

The gross income for the B&B in 2018 was  $124,600. New homeowners may consider renting the 2nd home for additional income around $ 1500/month ($18,000 per year). A weekly rent could bring a much higher income. You can also use that second house to rent up to 5 other guest Rooms that could potentially double the existing revenue.

With its many rooms, this large house can have many vocations: Inn, health center, living retirement homes ... it is up to you to adapt it to your projects ...

If the new owners decide to continue operating the B&B, we will offer our support for the transition so that they have all the tools and training to pursue and maintain the enviable reputation built up over the years. If required, a highly skilled, long-time employee at the B&B could also continue her job for the new employer.
