Owners’ comments

Income or bi-generation house located on Lola street in Quebec City. A small and quiet street, near Hamel Boulevard and an entrance to the Henri 4 highway. Very close to the bus terminal Les Saules and an entrance to the Capital Highway. The house has always been non-smoking and pet-free for years. Several restaurants and a grocery store are within a 5 minute walk from the house.

The house includes a 4 1/2 room basement apartment that we have been renting for the past few years to international tourists visiting Quebec City in the summer. The basement apartment was originally designed for a bi-generation situation.

The exterior size of the house is 37 feet long by 25 feet wide. The house sits on a 108 feet deep by 61 feet wide lot with a double asphalt driveway.


The backyard is fully fenced and includes an in-ground pool 28 feet long by 14 feet wide and is made of cement cast in a thermoplastic mold. The pool installed in 2004 cost close to $20,000.00 with landscaping and fencing. The patios, sheds, gazebo and enclosure have cost us over $14,000.00 dollars over the years. In addition, the pool liner was changed in the early summer of 2020 at a cost of $3,500.00 and should be good for another 12 years if the pool is properly maintained.


The 41' x 31' roof, soffits and aluminum curbs were redone in 2008. A 30-year warranty asphalt shingle and elastomeric membranes were used for the roofing. In addition, a static fan was added. The exterior walls of the house are partly made of treated wood, brick and stone. The sealing is in poured cement without any cracks. The attic insulation was upgraded in 2019 with over two feet of blown fiberglass which made it more than compliant and very efficient. The second floor walls are insulated with 4" fiberglass and the basement is fully insulated, from the inside, with 2" thick SM style pink board insulation.


The plumbing in the house is all copper. A safety valve and Sump Pump were installed in the basement in 2008 along with the bathroom pipes. The French drain is in good condition and has no problems at this time. The electrical wiring is all copper with a 220 amp electrical input installed in 2004, at the same time as the pool. Two heating systems; an electric hot air system installed in 2006 and a slow combustion wood burning fireplace installed in 2011 at a value of over $7,000.00. The new generation slow combustion fireplace is directly connected to the ventilation system of the house. The whole house can be heated in winter with 6 to 8 cords of wood; safe, quite economical and very good performance especially in terms of the nice comfortable heat it gives throughout the house. 

All the windows in the house were changed at the beginning of the summer of 2021 for good quality PVC double hung windows with a transferable warranty for any buyer. An addition that will have cost us over $12,000.00. In addition, the double wooden doors were partially repaired, but they were not changed because they are still in good condition. What's more, new gutters were installed on the house, front and back, in May 2020 and the back coping on the basement windows was changed in June 2021.

Floor 1: Kitchen with ceramic floor, half walls and countertop. Kitchen cabinet doors are white polyester were installed in October 2014. Also part of the sale is a 26 cubic foot GE 2 door fridge, an old Maytag built-in dishwasher that won't die, a built-in oven and Jen-Air electric griddle, a propane gas griddle with 5 burners and a new super efficient range hood. 

The floors in the living room, master bedroom, workout room and office are all hardwood and will unfortunately need some love, soon. All of the base walls, except for the living room, are either pine plank or ceramic tile to a height of four feet or more. The floor and walls of the bathroom are almost entirely covered with ceramic tiles.
All light fixtures, fans and vertical blinds in the house are also included in the sale, except for one light fixture in the kitchen.

Basement: The basement was completely renovated between 2006 and 2008, including windows. It includes a large living room that incorporates a bar style kitchenette, two bedrooms; a bathroom with double shower in molded thermoplastic and a laundry room with a small shed. All the walls are entirely covered with pine boards except for the two bedrooms which are covered with pine boards at a height of four feet. All the floors in the basement are covered with the same ceramic. 

The living room/kitchen includes the location of the slow combustion fireplace. A cherry wood bar with a small sink. In addition, the sale includes a stove with a good range hood, a refrigerator and a new dishwasher. The underside of the stairs is enclosed and used for storage. Several pieces of furniture, beds and others can also be part of the sale...


On the property there are two sheds and a paddock; all with galvanized metal roofs. A large shed, double storey, 18 feet wide by 10 feet deep. This large shed has two compartments on each side, one of which is heated, to store motorcycles or other items. The second shed is 8 by 8 feet and is also used for the pool's plumbing. In addition, a 22 feet by 4 1/2 feet galvanized metal enclosure can be used for wood storage in winter or as a kennel for dogs or others. 


In addition, three concrete tile patios; one 20 feet by 15 feet with a good quality 4 year old Gazebo, one 10 feet by 10 feet and one 20 feet by 6 feet which is used for outdoor fires near the Gazebo. Also included in the sale is a small trailer, 4 feet by 8 feet, a new generator, a mower-chipper and a wood splitter.


What's more, we give a legal warranty on all parts of the house, except for the French drain which is original. A French drain that is over 50 years old. In general, a new french drain is only guaranteed for 5 years by most contractors who install this type of product. So, even if the french drain is still performing well, for the time being, we will not give any legal warranty on said french drain.


For the taking of possession it will require us to have a small conversation with the owner. Certainly, full possession could be possible from late spring or mid-summer 2022. But, a good discount, on the price of the house, could be offered to people who are not in too much of a hurry to take possession because of the owner's health condition. Like for a late September/early October 2022 takeover, it could give a $5,000.00 discount to the buyer and for a late spring/early summer 2023 takeover or something like that. Then the discount could be up to $15,000.00 to the buyer from today's selling price. In addition, other arrangements could be made after discussion by the parties involved.
