In the heart of Vieux-Limoilou, spacious divided condo, very sunny, fully renovated and located on the coveted 3rd Avenue. Well-stocked contingency fund, open area, private parking, patio, and quiet neighbors.

Located at the corner of 9th Street, this 1,175 square feet condo is bathed in sun all day long thanks to its abundant windows.

Kitchen: completely renovated 5 years ago, it offers quartz countertops as well as a central island that can accommodate 3 to 4 people in the dining area.

Open concept: the kitchen is open to a large dining room as well as to the living room. This friendly and bright space opens onto a private terrace at the back.

Bathroom: bath and glass shower are separate. The bath will be replaced by the new buyer. The vanity has two sinks. The toilet is new, as are the taps and the shower column.

Master bedroom: spacious, it offers welcoming office space in front of the window, a drop-down ceiling, and recessed lights. The double pole wardrobe is lined with additional adjacent storage space.

Bedroom 2: good size, the second bedroom was renovated and insulated. Quiet, it also offers a drop ceiling as well as recessed lights. It currently accommodates a queen bed, a desk, and a wardrobe.

Office: very bright, the office overlooks 3rd avenue. Its two windows and the view of a majestic tree make it a prime location for telecommuting.

Storage: the storage space is very generous. Large locker in the basement, locker on the terrace (drum), additional 4ft x 2ft pantry, "laundry room": everything is there!

Contingency fund and co-ownership: the contingency fund is well stocked and the amounts required to change the front balconies are already almost fully provisioned. This will allow the buyer to increase the value of his investment quickly. Inspections are carried out regularly by professional inspectors and minor work is carried out as and when. The building is very well maintained and has no surprises. The co-owners are nice.

The condo is located above a quiet cheese factory. Good soundproofing and insulation.

Other renovations: the convectors were changed this year as well as the electric baseboards. A plug-in electric vehicle terminal (Prius Prime type) has also been installed next to the private parking space. The back porch was done at Tremclad and the whole condo was repainted this summer.

5 minutes from everything: Rivière St-Charles linear park, restaurants, market (fall), elementary schools, CEGEP, highways, express bus lines, etc.
