Owners’ comments

Nice condo/studio undivided located in Montcalm, close to Rue Cartier. Recently renovated to optimize space for teleworking and studies. However, the bookcase and office can be removed as needed to create a sitting area.

Pull-out bed for a double mattress, including pillow storage. The condo has two wardrobes, one in the entrance and the other in the main room.

Bathroom with a walk-in shower and heated floor.

Includes a very large private balcony sunny all afternoon, as well as a reserved parking space overlooking Chemin Sainte-Foy. Close to a grocery store and the main RTC bus routes (800, 801, and 807), easily reaching downtown, CEGEPs, and Laval University.

Co-ownership fees including municipal and school taxes, electricity, heating, and high-speed internet, in addition to contributing to the contingency fund. The co-ownership fees also cover the building's home insurance, as well as snow removal costs.

Sheet metal roof changed in 2014, balcony refurbished in 2016. Windows will need to be replaced within a few years (covered by the condominium).
