Owners’ comments

Superb divided condominium with private parking, very well soundproofed, pleasant environment lined with trees, parks and flowers. Large plot, nice landscaping and friendly neighborhood.

2 large bedrooms well divided (spaces of two width wardrobes between the two bedrooms) and no wall of the two bedrooms overlooking a neighbor, so very peaceful.

Right to have a BBQ on the balcony. Possibility of rental income of the condo and/or parking. Great potential for improvements and added value. Lot of large storage spaces and DIY piece with vice and shelves. Easy access to the microwave location in the pantry.

Several projects in full bustle and dynamic neighborhood (modernization of the Gabrielle-Roy Library, Tramway project, brand new YMCA community and sports center with indoor pool, double gymnasium, training room, race track, etc...)

Popular location close to a myriad of attractions such as:

-Cycle path of the huge and beautiful linear park of the Saint-Charles River.
-Latin America Park.
-John Munn Park (outdoor public table tennis table).
-One of the most beautiful terraces in town, that is: the Microbrewery 'La Barberie'.
-Grocery Store Metro, SAQ, Gare du Palais, shopping centre 'Les Façades de la Gare'.
-Stop metrobus (journeys 800 and 801)
-Old Quebec city.
-Neighborhood Limoilou,
-Old Port, Petit Champlain and Upper City of Québec.
-and a multitude of services, restaurants and gyms.

Possibility to negotiate furniture, window dressing, electrical appliances (stove, refrigerator, washer, dryer) and other accessories on site, if desired.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
