Modern house in downtown Quebec (Saint-Sauveur). Almost new: 4 years of use since a complete renovation.

Nearly 1,600 square feet on three levels with covered parking possible.

The ground floor has 2 bedrooms with built-in wardrobes and a full bathroom with a separate bath and shower (together behind the same glass door). The two entrances are covered, the one at the back has a wardrobe. Shed at the back (included).

On the 2nd floor, the wall is windowed over the entire length. Living room, dining room, and kitchen are open concepts. A garage door leads directly onto the 13 x 12 fiberglass terrace bordered by mature trees!

In the basement, master bedroom with integrated wardrobe, bathroom, laundry room as well as large storage and machine room.

The floors of the three levels are made of concrete and heated with glycol, an efficient and very comfortable heating system with a programmable thermostat per level for optimal comfort. An adjustable light system (independent on each floor) made of optical fiber is integrated into the concrete floor on each level offering a unique atmosphere (the floor becomes starry).

The roof is ready to accommodate a terrace. Central vacuum, heat recovery air exchanger, 200 amp electrical input, 60-gallon hot water tank (2017), halogens and dimmers throughout, light in wardrobes, and sliding door to optimize space.
