To see if you are looking for a peaceful and inspiring place, you will live in the heart of nature in the comfort of a house with rustic style and inviting charm!

This beautiful house of character, built of noble and durable wood (western cedar, known as Quebec white cedar), is located in the heart of nature, very close to Jacques Cartier National Park, while being close to the large agglomeration of Quebec City. Its huge well-wooded lot offers on one side a beautiful intimate and relaxing view of the forest from its large patio. On the other side, the magnificent and panoramic view overlooking the Jacques Cartier valley below and the mountain in the background will charm you just as much from its other large patio or gallery.

House very lit by abundant fenestration with large open spaces on the ground floor and cathedral ceiling upstairs.
Many renovations have been carried out and reinforce the charm of the house: bathroom in 2016 (Brazilian quartz countertop, glass paste basin, ceramic), French patio door in 2015 (solid wood interior, aluminium exterior), large back patio in treated wood (2016), large patio and front gallery in treated wood (2017). Renovation of basement insulation and windows in 2017. The water heater is new (December 2017).

Although not shown in the photos, the windows on the floor have all been completely renovated during this month of August 2018.

The sheet metal roof (1998) is still in very good condition. Only the painting needs to be redone.

The basement is almost completely laid out (only 2 walls are to be covered with gyproc, and the floor remains to be installed).

Foundation drain completely replaced and upgraded (October 2018), with warranty and drain inspection report provided.

5 minutes from Valcartier Vacances Village, the new gym, soccer fields, baseball, etc., the Anglophone elementary school of Valcartier, the Francophone school of Joli-Bois, the municipal library of Valcartier, the Mont-Saint-Sacrement high school and 15 minutes from the ski and golf slopes (Stoneham). Less than 2 min: kayaking, rafting, fishing, walking trails close to the Jacques-Cartier river. 10 min from the base of Valcartier (cross country skiing and many sports activities at discount for Valcartier residents).

Low taxes.

In addition:

1) possibility to purchase a large plot of land (additional 62,000 ft²) adjacent, thereby increasing your privacy as well as the value (aesthetic and financial) of your new property.

2) Quick takeover possible.

A visit will charm you every time!

How to buy this property

Found your dream home? Here’s a summary of steps to follow to become a homeowner. For detailed information, click here:

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
