Owners’ comments

Large townhouse, managed in a 9-unit condominium. It has 3 floors including the basement and contains 4 large bedrooms: 3 upstairs and one in the basement. It offers good soundproofing and plenty of storage space.

Sunny backyard with deck offering great privacy. Rear balcony on the second floor. Two private parking lots at the front (in addition to 6 shared visitor parking lots).

The condominium fees include the contingency fund (for roofing work, exterior walls, parking, agricultural drain, etc.), a change of the water heater every 10 years, insurance of the common areas, the snow removal, lawn mowing, hedge trimming, parking lot cleaning, exterior work, management services, etc.

Reduced consumption of electricity/heating thanks to good insulation and the position of the house in the center of the condominium.

Within walking distance from Campanile (grocery store, SAQ, pharmacy, cafes, restaurants, many services), elementary and secondary schools, many parks, one of which is less than 150m away, and the Boulevard du Versant Nord trail. Close to the Duplessis and Charest highways, bridges, shopping centers, hospitals, CEGEPs, university, and the Cap-Rouge marina.

Public transport: 11, 13, 807 and the future tramway.

Several renovations carried out, including the rear french drain in 2018. Following this renovation, in the spring of 2019, the land was leveled, the landscaping repaired, and new privacy walls installed. All this was taken care of by the contingency fund of the co-ownership.

Renovations carried out since 2017: Kitchen cabinets, bathroom, painting, landscaping, closet doors, all floating and vinyl floors, windows in the master bedroom.
