Owners’ comments

Spacious condo (corner unit) with 1384 s.f. of living space and 9-foot ceilings located on the second floor of the C-10 building in Jardins Rive Gauche.

Large open living/dining area with floor-to-ceiling windows that capture magnificent sunsets. A large balcony of almost 500 s.f. wraps around the corner offering a 270-degree view of the west side of the city, the Saint-Charles River and the Laurentian mountains. The kitchen is open to the living/dining area and features quartz countertops. The unit includes 2 bedrooms, 2 full bathrooms, central vacuuming, air exchanger, a gas fireplace and 2 heat pumps that easily cool the entire space.

One underground parking spot is included (others are available for rent) as well as an extra-large adjoining storage area, all near the elevators. An outlet for electric vehicles can be installed.

This is a very quiet 7-story cement building constructed in 2011 which features excellent soundproofing, 2 elevators, a garbage chute on every floor, recycling bins, composting, an indoor car wash area, and an outdoor inground heated pool. The condominium is professionally managed with well-maintained common areas and a proper contingency fund. BBQs and domestic animals are permitted.

We are close to freeways and well-served by city transit. A linear park follows both sides of the Saint-Charles river which features trails for biking, walking, and cross-country skiing. A nearby pedestrian bridge brings us to Victoria Park, the baseball stadium, the downtown area, and the St-Vallier neighborhood. All services (shopping, pharmacies, grocery stores and restaurants) are within walking distance, including the centre Vidéotron, la Grand Marché farmers' market and the new development planned for the Fleur-de-lys center.

Inclusions are the light fixtures, central vacuuming accessories and solar curtains for the balcony. All appliances are available. All shelving in the storage is excluded.

Possession date is flexible.

Property transfer duties

In Quebec, the property transfer duties is a tax that all municipalities must collect from the new owner (buyer) of a property.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
