House located on beautiful Champlain Street in Quebec City. Close to Promenade Champlain (and its future beach), Bassin Brown, the Quebec Yacht Club, the Strom Spa, Old Quebec restaurants and the Cape Blanc stairs to the Plains of Abraham.

We have lived in the house for almost 10 years and are moving on the same street. The house has been maintained and renovated over the years, including the kitchen with a very large island of nearly 9 feet, stainless steel countertops, a central hood, thermoplastic cabinets and speed bumps. The shower room and the bathroom have also been completely renovated.

The entire ground floor is open concept with hardwood floors, except for the kitchen, powder room and laundry room. The ceiling in the entrance and dining room is made of original wooden board. Upstairs are the 2 bedrooms, the office and the bathroom. A terrace has been set up on the roof.

The heating is electric. There is also a propane fireplace and a wall-mounted heat pump (heating and cooling) installed in the summer of 2021.

It is possible to convert the large paved parking lot into a backyard and to park cars on the street while vignettes are reserved for residents of the area.

The crawl space is 6 feet high and the floor is made of concrete. It is used for storage and a cedar wardrobe has been fitted out.

The exterior cladding is made of fiber cement and the foundations are made of concrete blocks for the original part while the extension is on screw piles.
