Ancestral house 10 minutes from Quebec City

Maison Pâquet is a farm house built in 1760. This large room dwelling on a panelled room is representative of the French-inspired rural house by its gable roof straight with little protruding larms and its cross frame of Saint-André.

This residence belonged to the Pâquet family for more than 150 years: birthplace of Bishop Benjamin Pâquet (1832-1900), director of the Grand Séminaire de Québec and rector of Université Laval, and politician Étienne-Théodore Pâquet (1850-1916), MP, secretary and registrar of the province of Quebec.

Restoration

The building has been part of the St. Nicholas Heritage Site since 1987. Careful restoration work carried out by the Taschereau family under the supervision of an architect from the Ministry of Cultural Affairs allowed the building to restore its original configuration. Among other things, the gable roof without eaves has been reinstalled, hipped dormer windows, restored the wine cellar, the bread oven and the three stone fireplaces.

The exterior envelope and structural elements of the house were classified as a heritage building in 1989. (The interior is not subject to this protection). Since 1992 the house has a protective area of about 500 feet. Electrical wires are buried throughout the site.

His vocation

The house served in turn as a farm house; general store; bi-generational house; residence with professional office. Its charm, its history, its large rooms and its vast plot with a magnificent view of the river make it a privileged place to establish an inn or restaurant.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
