Condo for rent

I put at your disposal my 1-Bedroom condo, perfect for a single person or a couple. Taking possession is very flexible, starting January 16. I would like to rent for a period of 6 months, but I am flexible between 5 to 8 months.

The 640 sq.ft. condo is on two floors, with kitchen, living room and dining room upstairs and bedroom and bathroom in the basement (but with full size windows). What is extraordinary here is the incredible tranquility of the place, thanks to the concrete walls between the units, but also because you will be your own upstairs neighbor. To add another layer of exceptionality, you will have access to a heated garage, which is a rare but much appreciated commodity in the Montreal universe. A garage with indoor access - 9 steps from the garage door to the condo door - is a blessing of every moment, especially in winter.

Of course, the condo is fully furnished, right down to the sheets in the bed and the dishes in the cupboards, including the stackable washer and dryer! Unlimited internet connection and electricity costs are also provided.

The Faubourg Contrecur is a very quiet family neighborhood. Nearby are parks, pharmacies, small restaurants, a grocery store, a butcher store, a cheese store and a bakery. Place Versailles and a very large Provigo and SAQ are a 10-minute drive, which also means that we are close to Highway 25 and the Louis-Hippolyte-La Fontaine bridge-tunnel, as well as Highway 40.

Pets are allowed, but I'm counting on you to make sure that the chair bars are not completely chewed! However, I prefer not to have smokers inside, but it is possible to smoke on the balcony.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
