A house built on one of the highest mountains in the area. This construction is a 24x28 Scandinavian chalet with a carport inside the house and a 16x16 garage heated with a fully insulated slow combustion stove. The house has one floor and a mezzanine with patio at the top and bottom built of aspen wood with glass guard. The floors are all hardwood with a central slow combustion stove as well as a 30-mile BTU gas heater with a controller.

The house rests on stakes with a contour sprayed with blown urethane from the floor and walls to come.

At the back of the residence there is a 1000 liter of water fed by rainwater by gravity for outdoor use, etc. The water supply for showers and others a 1300 liter on the second floor is installed. This gives an autotomy duration of one month and a half with a hot water tank. To fill the water tank, we go to the village for the refill which is 5-6 minutes away, the filling is very fast. Possibly in the future, they plan to pass the water in the row.

We have a composting toilet to save water, no need for a septic tank (possibility of installing one if necessary and this is at your discretion).

For us, powered by electricity, we are solar powered (washer, freezer, fridge, water dispenser, television), light, microwave, hot water pump, water pump for the pool (we leave the whole system to finalize the pool, which will serve as a water reservoir that will be fed by rainwater); it has an area of 30x30 and a depth of 0 to 6 feet.

As for telephony, it works very well as the Internet and we have the BELL company as distributor.

Our wood species include maple, fir, white spruce, black spruce, ash, birch, aspen, cherry, jack pine, red pine and white pine.

We have a portion of land on the neighboring lot that is 200' x850' wide on this part there is a small lake and it is big enough to stock trout.

In addition, we kept a part of land made for animal husbandry whose area is approximately 500x500.

Our 1.6 KLM road is made of ground asphalt and we maintained it all winter without difficulty.

There is also a snowmobile trail on the edge of the lot (every year, we receive a $125 fee given to us for a right of way that we have granted with a contract signed at the Snowmobile Club.

We also have two caches for hunting moose, deer and also small game, in the area.

Also not to mention we have a cottage of approximately 16x36 fully insulated floors and walls with wood stove that could be used for guests.

This point is very important to specify given the altitude, the location of the construction, we have almost no mosquitoes.

Please note that in this village there is a well-known restaurant, hardware store, arena, two convenience stores, Îles du Repos, very famous in France, and a lake called Le Péribonka, which is two minutes from the residence, a place where you can fish.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
