Amazing lakefront property for sale on Lake Kipawa. 4 hours from Toronto, 1.5 hours northeast of North Bay. The lot is in an unorganized township, located in the awesome fishing location of Red Pine Chutes. River comes in across the bay from the property with catching walleye and all other species right off shore. 70 miles of boating, accessing the towns of Kipawa and Laniel, and with miles of remoteness without seeing anyone else. The property has been cleared, and 50+ loads of fill were brought in. Has many structures including a storage shed/water system/generator building. 3 bedroom home size septic tank and field installed with full drawings. Nice fully enclosed outhouse, outdoor shower with hot water, and privacy screen. Full water system from the lake with pressure tank and jet pump. The building is wired for generator hookup. 20' container with covered roof and storage cover off one side and is enclosed. Some landscaping is complete with rail fencing and a rock layout. The property has year-round access now with the formed committee to hire out our 4km stretch of road to be plowed from the main road. $250 per year is the rate, and about 10 owners are involved with the opportunity with more to join once building structures. (26 lots in total) The lot is just under 2 acres with lots of good cedar, birch, pine, and maple. Currently, about 12-14 good cedar poles from clearing and good firewood are already prepared. Included in the sale is a 6x12 utility trailer, a water system including hot water, a larger square water tote (caged), 2 kayaks and paddles, and one 4-person paddle boat, among other odds and ends. Good privacy, one neighbor with a shared trial between the two properties to make life easier when building and bringing fill-in. Can be closed off if wanted. From amazing fishing, hunting, and endless miles of good logging roads for days and days to ride. The property is about a 10-minute ATV/vehicle ride to ZEC Kipawa and about 15 min the opposite way to ZEC RESTIGO. I can not explain on here the unbelievable opportunity for fishing and hunting in the ZEC's for walleye, trout, pike, and bass. The best is UNORGANIZED TOWNSHIP no building permits! Build, move, dig, clear what you want. Low taxes around $350 a year. We have made endless memories in the last 4 years but it is time for the next stage in life. lots of time and money invested and no rush to sell. asking $198999. We are completely reasonable people, reach out with offers or questions. lots to tell if you are serious!

As well, as a 2005 BRP ATV and a 2020 20' ASPEN TRAIL camper if interested to work out a deal. The camper is currently in winter storage. Have plans for a dock too!

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
