Exceptional hunting and recreational territory in the Eastern Townships in the municipality of St-Isidore-de-Clifton, less than 2 hours from Montreal and 45 minutes from Sherbrooke.
91.2 acres with 960 feet of frontage on the main road (rang 9). The land is crisscrossed by approximately 2.3 km of compacted gravel roads with ditches. There are 2 good sized lakes approximately 8 to 10 feet deep with continuous water movement with incoming and outgoing streams.
In front of the lakes is a fully insulated 12'x20' hunting camp mounted on screw piles with wood stove, LED lighting, storage and kitchenette area. There is also a maritime container nearby used as a garage and warehouse.
An area of approximately 50% of the land was logged 30 years ago. There is a 20 year old spruce plantation on 3 acres. The wooded part was completely reforested 15 years ago with more than 20,000 spruce and larch trees in collaboration with the forestry group.
