NOTE: I have accepted a 310 000 offer and all its conditions have been fulfilled, which means it is highly unlikely that I would be able to sell my property to anyone else. However, a sale is never final until it's been through a notary, so I'm not marking it "sold" yet. Riverfront property. Fantastic view of the Mille-Îles River, especially from the 2nd floor balcony, which is directly accessible from two of the bedrooms. Large windows in the living room, on the southeast side of the house, also grant view towards the river and let the light in.
There are 2 floors and a basement. At the ground floor level, there is a living room with a large fireplace: a hand-made stone hearth with a Franklin stove. A patio opens on the river side. The kitchen has a lot of storage space and is linked to the living room. The library has unique, hand-made wooden shelves on three of its walls, part of them usable as a desk. The garage, part of the house, allows entrance into the living room and the basement. There is a small water closet with a wash-stand.
On the 2nd floor are 3 bedrooms. 2 open onto the balcony; one of them has a closet and the other has 2. A 3rd bedroom is equipped with a roof turbine to cycle the air. There is a laundry room and, just above the garage, a large room. There is a bathroom with a wash-stand, a toilet, a shower and a bathtub.
The basement has a lot of free space, all in one area. There is a sauna with wide cedar benches and a shower, a workshop in a closed room, a dark room (for developing pictures) with a functional wash-stand, and a room that was originally meant to be a bathroom (the plumbing is installed but unused) and currently serves as storage space; it is equipped with shelves. With some renovations, two people could live in the basement.
The land itself, with its rich soil and remarkable lighting due to its facing, is a paradise for plants. Flowers of different types grow all summer long, and gardening is a definite possibility. A giant maple tree grows in front of the house on the street side. Because the land is high above the water level, I did not suffer from 2017's major floods.
On the practical side of things, access to highways 19 (towards Montreal) and 640 is fairly easy. There is a large grocery store a few minutes away, there is a pharmacy at the end of the street with a Desjardins branch a stone's throw further... all in all, what you'd expect in an urban environment, despite feeling like you're out in nature when back at the house.
The house has also already been inspected in 2016, though I must insist on a new inspection before selling.
The only strictly necessary repair would be the chimney, which has been slowly pulling away and might eventually cause damage. However, plenty of minor repairs would be preferable, if only for appearance's sake, which explains why a house this huge in a location this beautiful is being sold at such a low price.
