Owners’ comments

Bungalow at a 3-minute walk from the water and two amusement parks. Also, it is 2 kilometers from the municipal Parc-nature du Bois-de-L'Île-Bizard and a golf course, close to elementary school, secondary school, and CEGEP. Several renovations were made from 1998 to 2008 including the installation of argon-filled windows.

The basement is entirely finished with a private entrance, insulated with polyurethane foam. The ceiling of the basement of the addition is acoustically insulated with also acoustic doors (Was used as a music studio).

Forced air central electric heating plus heat pump and electric baseboards in the basement.

Note: The heat pump & furnace system, qualified as ''high performance'' by Hydro-Québec ''LogisVert'' program, with a transferable warranty of 12 years on parts, and 10 years for the heating elements and labor, was installed on May 30, 2024.
