Owners’ comments

Located near Gouin Boulevard, the bike path and 2 parks. We have been owners since 1985. The owner-occupiers' accommodation is freshly painted. Almost everything has been redone over the years. We just installed a steel clothesline pole. We redid the entire brick wall in the back about 12 years ago. My husband bougt in 1985, transferred after to me, the year when there has been a huge flood in Montréal and a lot of basements were flooded, us we got nothing.

We made an elastomer roof in 2005 that was durable for 25 years, corrected the slope and had it insulated from above. The elastomer is of superior quality to asphalt and gravel and a corrected slope made the roof to use sloweyer. We redid the bathrooms. Electric heating system and new electrical boxes for each 100 amp accommodation. We had an electric car terminal installed, and the electrical box changed to 200 amps for the owner-occupant in 2020 at a cost of $4585 as well as the electrical wire between the house and the Hydro-Québec pole. We changed the exterior wiring of the 3 apartments for Sun-Resistant  at a cost of $2584,

We put quality ceramic tiles in the kitchens and throughout the basement accommodation. We installed a dishwasher in our accommodation and the accommodation upstairs. We changed the windows, doors and garage door. We changed the tenant's balconies to fiberglass. Awning for the tenant's rear balcony.

Large plot of land with 4 lilacs.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
