Owners’ comments

Location! Location! Location! Lakeview Loft is a four season cottage/home overlooking the beautiful Lac Gauvreau in Sainte-Cecile-de-Masham, La Peche, PQ. There is approximately 85 feet of shoreline, with 41 feet of it being a sandy shoreline, which is one of a kind on this lake.

It's a quaint country hideaway nestled in the heart of the Gatineau Hills, where you get the best of both worlds. You get the convenience of many amenities, yet you are still able to enjoy the beauty and tranquility of nature.

It's a 10-minute drive to the picturesque Wakefield Village and Wakefield Memorial Hospital, 21-minute drive to Nordik Spa, 11-minute drive to popular Lac Phillipe, Great Canadian Bungee, 5km drive to Tim Horton's and Giant Tiger and an 11km drive to IGA grocery store. There is also a grocery store with SAQ within a five-minute walk from the cottage. The Fire Department is within 20 minutes.

It's a half hour drive to Ottawa's Parliament Hill and the famous Rideau Canal and a 26-minute drive to Lac Lemay Casino in Hull Quebec. For Winter activities you have Camp Fortune, Ski Vorlage and Sommet Eldelweiss are all within a half hour drive.

Fiber optic high speed internet is available, water softener system, Artisan dug well, septic system approved for three bedrooms should you decide to make an addition, a large insulated garage (presently divided into two sections, one side is heated. The size of the garage with three parking places is a rare find around this lake. Two storage sheds and shelter for BBQ. All buildings have a metal roof.

A Kholer 20 Kilowatt RCA generator with transfer switch is connected to the electrical panel. This means the generator will automatically start should you lose electricity, which is a huge bonus. The size of the generator was considered when purchased in case someone decided to make an addition to the cottage in the future. Rental fee for the year for both propane tanks for the generator is $415 per year. New washer & dryer, two fridges, stove, 2 canoes, 2 kayaks, paddle boat, extended floating dock are all included. Heated by baseboards and wood stove. Crawl space is also heated with baseboards.

Lac Gauvreau hosts an assortment of wildlife. Curl up with a book, take a scenic hike, kayak the lake, or check out the local treasures. This cottage is the location you deserve. Perfect retreat from the city.

Update: February 2024 New double-glaze windows in kitchen (2) & bathroom (1).

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
