The property is facing a charming little Park, neighbor to "Centre Communautaire Lucien-Borne" Sport Center with a pool.
The basement is rented by the same people since we bought, for $742 per month.This will be increased for the First of July as permitted by the law.
There is a SMALL INTIMATE PATIO behind the house WITH PANORAMIC VIEW ON THE LAURENTIAN MOUNTAINS AND DOWNTOWN QUEBEC CITY.
THE PROPERTY IS ONLY A FEW MINUTES WALK FROM THE OLD CITY CENTER.
Close by (within a few hundred meters) are a CLSC, a drugstore and a dentist. You can find many restaurants on Cartier, Saint-Jean and René-Levesque Streets. There are 2 hospitals less than 5 minutes away by car.
You are close to Summer and Winter popular activities without being too close to the inconveniences.
An amount of $13,500 was spent for new storm windows. This gives a better insulation for the winter and allows you to open part of these during the summer for a better comfort.
THE BASEMENT (RENTED) WAS RENOVATED IN 2014 with a complete new bathroom, a new sink and lighting in the kitchen. The whole place was completely painted.
We had major water damage in December 2014 and over $120,000 was spent by the Insurance Co. and ourselves to restore the place. Most of the inside, including walls, floors and ceilings were rebuilt and painted. We spent $9,000 on the roof to respect the standards of APCHQ. The property is in a very good condition.
