Wonderful Condominium for sale, or that you can buy to rent, as you wish, located in Lévis on rue Gaston-Miron, a really quiet and friendly street, fully furnished and equipped, serene and pleasant to live in. Approximately 1,200 ft2 built in 2005, with no work to do, just open the door and settle in to live and enjoy to the fullest :)

Very well located condominium, close to all these services, a 5-minute walk away (grocery store, shopping center, pharmacy, restaurant, gas station, convenience store, etc.).

Easy access condominium, without stairs, with a patio, including two outdoor parking spaces belonging to the Condominium, there is also access to a personal exterior locker.

You will appreciate the double-glazed windows throughout the Condominium which will allow you to enjoy from sunrise to sunset this wonderful sun which constantly illuminates the entire Condominium, because it is very sunny throughout the day.

With a beautiful little fireplace which adds a touch of romance for winter evenings, the rooms are spacious and very bright offering a much more than pleasant open-plan living space, the Condominium also has a closed laundry room, a modern kitchen up to date, a condominium with plenty of storage possible, with an air exchanger and a heating system fully managed at the tip of your finger via your smartphone (Hilo heating), also with a network system, indoor and outdoor cameras for your security.

The Condominium will be sold fully furnished, and fully equipped as it already is, I leave everything inside with the sale, as you can see in the photos, and during your visit, including the stove, the refrigerator, the washer and dryer, all LG brand, of excellent quality, as well as the Japanese style bed equipped with an excellent GhostBed de Luxe mattress in which you really sleep like a baby, Sofa, dishwasher, LG television also, Xbox, dishes, Barbecue, etc... really everything, I will only take my personal belongings and that will be all, that's why don't go too quickly to buy equipment because the condominium is already very well equipped and you shouldn't have to buy much more, just grab the keys and then live to the fullest :)

I really liked living in this Condominium sincerely, it makes me a little pinched to sell it but I have big life plans which lead me to sell it, life in this condominium is really more than pleasant without abuse of for my part, to the point that we live and sleep there really well and even sometimes we have the impression of being really alone in the world, the neighbors are really kind, helping and calm, it's really a life dreamed of for a couple with a child or who wish to have their first child.

If you are like me, we bought the condo as a couple, it was really a very pleasant idea financially, we shared the loan and the deposit between us and that gave a small payment each for the mortgage of barely $150 per month. Week.

Here is also what I pay per week for the year 2024 regarding the different taxes.

And with two people paying, that comes to $36 per week for three taxes included.

City taxes come to $38 per week, for school taxes it comes to $3 per week, and for Condominium taxes to $30 per week, which makes $71 but $36 each when paying together to round up.

Concerning the hydro, I take the bill with the payments spread and it costs us $70 per month.

So you see, being two people to pay including the mortgage, the three taxes cost us no more than $186 per week each.

And you see with the example of a mortgage at the bottom of the ad with Desjardins for your future mortgage, this represents $145 per week for each person for the mortgage, adding the $36 tax costs for each one. Represents a payment as little as $181 each per week :)

You see, sometimes we think that becoming a landlord is not possible, and especially when we see rent prices soaring these days, it is much better to be a landlord :)

If you don't have a notary, I already have one to offer you, mine who is very good and kind and also the treasurer of the Condominium syndicate.

Don't hesitate, a little visit to fall in love like it happened to me because it was really wonderful :)
