Landlord’s comments

Lease transfer*

We're a young couple and we love living in the condo and in the neighborhood, but we have to move to Quebec City quickly for work. We can give you our favorite addresses in the area!

We'd love to find someone to take over the lease from December 1, 2024, but we can discuss possibilities if you'd like to move in sooner.

Inclusions:

  • Appliances (microwave, refrigerator, built-in oven, dishwasher, washer and dryer)
  • High-speed Internet
  • Some furniture* (as shown in photos)

Excluded:

  • Hydro (the landlord sends us the bill every 2 months and we pay. Our bill has never exceeded $120 for 2 months, so about $60/month).

Alarm system and/or exterior surveillance cameras (We've never used them, but the owner can help you activate them at your expense).

Located in Montreal's Pointe-St-Charles, this city condo resides in a peaceful neighborhood between the Champlain and Victoria bridges. The condo is 1 minute from rue Wellington. Pointe-St-Charles is 5 minutes from Griffintown and Verdun.

The condo is a 2019 construction with quality materials. There are only 6 condos for the 261 street address. Impeccable finish, kitchen with lots of storage, quartz countertop, dimer and motion lights. Bedrooms also feature large closets for storage.

Very accessible and close to all amenities on Wellington Street (grocery stores, pharmacies, restaurants, etc). The condo is also 2km from Costco. The Charlevoix metro station is about 5 to 7 minutes' drive from the condo.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
