Stylish fully furnished 3 BDRM condo with private backyard - 99 Walk Score

Embrace the charm of this beautifully furnished 3-bedroom condo renovated by a Montreal architect. Located in the heart of the city, steps away from parks, coffee shops, groceries, and bistros, this century-old apartment offers plenty of style and comfort. The apartment conveniently comes with all furniture and appliances.

All three bedrooms have large windows.

1 - The master bedroom has a queen-size bed and a large 10 ft-long built-in closet.

2 - The second bedroom has a flexible setup with either a double-size bed or a daybed and a work desk (see pictures). There is also a built-in storage.

3 - The third bedroom can be set up with a single bed, or office furniture. (The crib shown in the picture will be replaced as per your choice.)

The west-facing living room offers plenty of natural light, a large L-shaped sofa, an armchair, and a flat-screen TV, making it the perfect relaxation area.

The kitchen is truly the heart of the open space with its 12-foot-long marble countertop, coffee area, ample storage, induction cooktop, and beautiful wood paneling.

There is a large private backyard fully furnished with a BBQ, a table for 8, and a lounge chair for sunny mornings. There is also a private balcony to enjoy your morning coffee.

A large unheated 8x10 storage room is annexed to the condo. Use it to store safely larger sports equipment, tires, extra furniture, etc. It could also be used as a workshop.

The adjacent allay offers an easy solution to unload your bags after a big day of shopping. Street parking is easy and you can purchase a year-round permit. Everyday groceries are done on foot with grocery stores, bakeries, and multiple coffee houses within a 2-minute walk.

The building is a quiet environment. There is a strict 11 PM no noise policy ensuring tranquility. No parties are allowed.

The condo is perfect for families, professionals, and students. While the apartment is near vibrant nightlife and restaurants, it is on a very calm street, offering the best of both worlds. Bus, metro, and Bixis are steps away.

**Possibility of bi-monthly cleaning service.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
