The house is on 2 floors: the ground floor and the first floor.

The first floor is 50 feet long. The kitchen, the living room and the glass roof or solarium are continuous

.

The ground floor is at ground level: main entrance door, 3 storage closets, bathroom (toilet, sink, shower and space for washer-dryer), a large 14' x 14' bedroom No. 5 (used for 27 years as a work desk, converted into a loft bedroom in July 2025), and a storage space of approximately 8 feet by 32 feet behind the bedroom, for the owner; then it's the rock. (In total on the ground floor: approximately 500 square feet). The room is rented until June 30, 2026 with a lease and brings in $800 per month

.

The loft can comfortably accommodate a parent. Bi-generation

There is a gallery (courtyard - street side) and a gallery renovated in 2024 on the lake side.

Lake Blouin is 13.5 km long, and the Harricana River starts at the end of the lake and flows north, i.e. James Bay 600 km from Val-d'Or. It is a beautiful body of water that can be navigated as far north as Amos (about 100 km of navigation). You can also go to the Thomson River, Sagittaire Campground and Lac Mourier, another 100 km

to the southwest.

The residence is 7 km from the city center and 1 km from the Vals convenience store (taxi-bus).

The floors are heated in the glass roof, the master bedroom, the walk-in closet and the main bathroom.

There is a heat pump in the living room (also heats the kitchen) and another in the glass roof.

The glass roof can accommodate a spa: everything has been planned for that.

The land has an area of 66,543 square feet (or 6,182 m2). It is fan-shaped: about 20 feet wide to enter the land and 300 feet of frontage on the lake. The house is not visible from the street. A common path shared by 5 residents provides access to the residence (300 feet from the street). It is a discreet, relaxing and peaceful place

.

There is plenty of parking space, apple trees, blueberry plants, cherry trees, and raspberry bushes.

The septic tank (4 chambers) and the purification field were redone in September 2025 by Excavation Alain Fortier Inc. I have a letter from the city approving everything

.

East of Chemin Street in Val-des-Bois, there is a recreational forest. There is also a 4.9 km walking trail and a cycling trail that goes into town. 400 meters away, there is an ice rink maintained by the city and an amusement park for young people. The city has no plans to sell land for residential construction in this forest. The street is a cul-de-sac

.

A gazebo decorates the land between the house and the lake. This one measures 11'6 x 11'6, or 132 square feet. It has 7 46-inch mosquito net windows including 4 with rigid clear plastic to stop rain and wind

.

The beach is very beautiful and can accommodate a lot of people.

There is a fall circuit on the ground, built by human hands. We take the water from the lake and return it to the lake through the circuit. A pump is required to ensure its operation.

There are 4 firewood shelters and several campfire locations on the grounds.

There is a campsite (treated wooden platform that can accommodate a tent).

There is a water tank (plastic cube) on the hill, and an outdoor shower (made of steel tubes and canvas) installed near the cottage so that anyone who wants to take a natural shower in summer can do so.

There is also an 80' zip line starting from the field hill, and a small tree house for the children (must be further secured before use)

An acquired right allows the cottage to be maintained (probably built in the early 1960s) and it is about 30 feet from the lake. It measures 14' x 16' with an additional section of 8' x 8', plus an outdoor terrace. The windows have been changed and a patio door (triple glazed) has been installed. The roof covering has also been redone (new sheet metal). It is isolated and the foundations were rebuilt in the early 2000s. Long-term rentals (31 days and +) are allowed. It is rented for $900 per month when the person takes it for several months between October and May of each year. In summer, it can be rented between $1,800 and $2,000 per month.

The taxable value of the cottage is $6,000. The real value (new construction with the same dimensions) of the cottage is at least $100,000.

The garage measures 24' x 24' and has 2 doors (electric opening) that are 8' high, plus a service door on one side. The garage is insulated, 10' high and has a 2nd floor to store things. There is electricity in the garage. A heater is enough to heat the garage

.

A building with 3 access doors makes up the outdoor shed. The compartments are 72, 90, and 120 square feet, for a total of 282 square feet.

Electricity costs include the heating costs of the main residence, those of the garage (in winter: snowmobile), the electrical costs of the bedroom (loft) and those of the cottage.

AIRBNB

I have been renting for a short term on the first floor of the residence for 15 years, when I go on vacation. I have an accreditation from the CIT (tourist industry) to rent the floor for a short term (less than 31 days). The certification is valid for 152 Val-des-Bois for the owner who resides there as their main residence. I have always locked out my personal room and I am announcing that the house is available for 2 rooms only. I check the other room which is also used as a business office. The rental price is $125 for 2 people and $250 for 4 people per day.

The value of the house was established at a minimum of $775,000 by a real estate broker through a comparable analysis (analysis available on request).

I reduced the price to take into account certain improvements that will have to be made in the coming years: replace the courtyard gallery, replace the roof shingle (2/3), replace the water heater. The asking retail price is $749,000

.

A list of equipment included in the sale price is available on request by email.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
