Charming ground-floor condo, fully furnished, with a private entrance directly to the outside, bypassing a common hallway.  The condo has been well-maintained over the years and features a closed bedroom, a kitchen with a lunch counter island, a gas fireplace in the living room, and an open-concept dining room. It was constructed in 2000, and a Gree heat pump was installed in 2022. The roof was redone in 2015, and doors and windows were replaced between 2015 and 2016. There's also an outdoor patio.

Located in a quiet and sought-after area, you'll be just a 10-minute walk from Plage des Cantons (the beach) and the Memphremagog Lake sailing club. Downtown Magog, with its attractions (restaurants, shops, cafes, and terraces) and services, is a 20-minute walk away. Mount Orford, known for its ski slopes (both alpine and cross-country), hiking trails, and golf course, is less than 10 km away.

The city of Magog and the co-ownership rules allow for short-term rentals. The sale comes with a legal warranty.
