WInter Special - Priced below Professional Evaluation!! Nice large house in lovely PLace Lestage, with access to Lake Memphremagog a few steps away. Lake access has a play area, sandy beach, dock, and moorings available for your motorboat or sailboat(only 95$/year!). You can also leave your canoe or kayak at the beach for a small yearly fee (40$/year!) Cul-de-sac road, fantastic place to live. Only 10 minutes to Orford or 20 to Owls Head for skiiing, snowhoeing, hiking and many other activities. The 'route-verte' bike trail passes not far from the house and you can get to it easily without taking any major roads, just follow a path! This path is also great for walking to Magog(about 20 mins by foot), its a great walk! This is a highly sought out area which is very convenient, close to the Autoroute and Magog. It is like living in the country but close enough to town to walk.
About the house, it has a new fence and air condidioning both put in last year, the house was repainted this year and has a low maintenance garden. There are 3 bedrooms upstairs plus an office which could also be used as a 4th bedroom. Kitchen is large and well laid out with a bar-style counter so you can talk to your guests while you cook.
