Must sell (health reasons).The house sits on one of Lennoxville's most beautiful lots with many mature trees and backs onto protected woodlands as well. Wildlife abounds in my area, and I have spotted deer, fox, turkey, weasel, moles, and grouse, among others. Many species of songbirds are also present. It's a bit like living in a wildlife preserve, and I sometimes joke that I have my own park. The west side of the lot looks out across the valley towards the mountains, offering a big sky effect and a view of the approaching weather. This house is very much cradled in nature. In summer it's like living in a vacation property; in winter it turns into the most beautiful of Christmas cards.  

 

The house, itself, is a red brick ranch built in the late sixties. Over 2,000 sq. ft. spread out over two levels, including an integrated garage. House faces south:  very bright in winter, with great passive heating.

The hot water tank was installed in 2018.

The roof is 3 1/2 years old.

Heat pump fall of 2020, and comes with a 10-year warranty.

Kitchen appliances bought in 2021. Was waiting for a kitchen refresh that never happened.

The bill for the city's water infrastructure has been paid, as has the cost of my water line.

This is a solid, well-built house that is inexpensive to heat and comes with easy access to stores and services. Perfect for someone who wishes to get away from the noise and pollution of the city.
