The steps involved in buying a property
Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.
One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.
Need the form?
The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.
Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!

Owners’ comments
For sale 108 acre farm. In the southwestern corner of the eastern townships Quebec, close to the Vermont (U.S.) border and lake Champlain, just under one hour drive from Montréal, very accessible. Its south easterly sloping fields create a favorable micro climate. The breathtaking views of Jay peak, mount pinnacle, Jay peak, Sutton in the distance and Mansfield to the south, are sure to make you forget how hard you're working in the field and how much youve invested in your project. And, on the hottest summer days youll wander into your mature forest and immediately feel the relief of coolness provided by the tall groves of maple, hemlock, pine, ash, beach, elm, black cherry, yellow birch, oak, walnut, and cedar, only to spot through the large trunks running off, a small heard of 10 or so white tail deer. Youll be happy that you scared them off so they wont eat your crops, for a short while at least. Your consolation will be that the farm spreads over 2 separate hunting zones, the 5 west and the 8 east, increasing your chances of filling your freezer come hunting season.
Many vineyards already in the area, and more new vineyards starting, being close to the Route des Vins is sure to increase visibility for any type of agro-tourism project There is Small hop yard on site, 350 hop plants with irrigation, producing Centennial Goldings and Chinook hop varieties, would be perfect for Farm Brewery project startup. The rest of the fields have been cultivated organic grain crops and hay/straw. Certified organic since 2013.
