Superb year-round house or 4-season cottage in a pleasant place for families or couples.

The property is located in a very safe place on land rented in a private family naturist campsite, where nudisting is mandatory (no voyeurs).

The Oasis:

Inexpensive, peaceful, very safe with entry barrier during the summer season to control access.

The advantages of leased land:

SAVE MONEY WHEN BUYING

  • No welcome tax (since the land does not belong to you), you can check with the city.
  • You do not have to pay a notary to search for the title of the land since the land is leased
  • If you have a mortgage, you will only have to pay the notary for the section of your mortgage. So, if you pay cash, there are no notary fees since the transfer of ownership is done directly in person at Terrebonne City Hall
  • no need for a certificate of location, when selling or buying.

For people who may be worried about renting land, the house is installed on blocks and can be moved if necessary.

Taxes: very low, since the land is not taxed

  • $865/year municipal
  • $81/school year

Land rental $316/month including: (price from May 1, 2024 to April 30, 2025) - -possibility of a significant drop in the price of renting the land.

  • Campground facilities, depending on the season: Restaurant, small convenience store, community room, sanitary blocks, showers, laundry room
  • Several camping activities (see below)
  • Snow removal in winter from the estate, done with a snowblower and sent to the land and not to your parking lot
  • The water supply

Living environment:

The Oasis is a naturist center for families and couples only.

A safe environment for a FAMILY (for having raised my 3 daughters myself from 1998 to 2010). Naturism is mandatory

.

There are also several retired or pre-retired people who benefit from the tranquility of the place.

  • In summer, the paths are sandy and in winter in beautiful white snow, which adds to the landscape.
  • During the summer period, children spend time with a lot of friends on the campsite.
  • There is also a community hall with various activities ex: during the summer season; ex: dance party, recognition evening, Méchoui See the program on the website: centrenaturisteoasis.qc.ca
  • The majority of activities are free. You can also consult the site regulations and the rates for campers or others
  • .
  • Kart golf courses are allowed
  • Several activities for children and adults: Pool with bar and spa, small lake with beach, tennis, petanque, pickleball...
  • In winter, there are trails for snowshoeing and sometimes several people maintain an ice rink on the lake in order to practice skating (young and old).

6000 sq.ft. land. Currently, there is a personal spa (for 6 people) located on a plot of land behind my house in the wood that I fenced in. A small path is also set up there to get to the various hiking trails and trails for horses. The immediate neighbor of the campsite has an equestrian school and there are several other schools in the area, including the horse trail. There are also access trails for snowmobiles and 4 wheels.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
