Single family home in Boisbriand, 4 closed bedrooms, 2 bathrooms, 1 separate laundry room. Large intimate lot of 8644 sf. Mature cedars on three sides. Excellent area, near the Faubourg Boisbriand and near the Centropolis. Easy access to highway 15, highway 13 and 117.

The aluminum windows are from the construction and are in very good condition.

Roof less than 10 years old, shingles were installed to protect from high winds (250 km/h).

Wood fireplace in the basement, it is not slow burning. The chimney would benefit from being covered with aluminum or redone in brick.

60gal hot water tank installed in 2015.

Fujitsu 12,000BTU heat pump installed in 2018, 10-year warranty.

A corner shower in the basement's bathroom could be installed at my expense if you wish to.

The spa (installed in December 2020) is not included in the asking price but I could make you a good price or move it.

Large 12x24ft attached garage, with access from the back and from the basement. Shelves on each side, lots of storage.
