You can install your dock on the river, especially since there are more than 100 km of navigable water from this lot, the river is calm, without much current, and wide at this location. The marina for the boat launch is not far, we are talking about 15 minutes on the water.
The land is flat and located in a small bay. There is enough space to build a beautiful property according to your tastes. There are no monthly or annual fees other than municipal and school taxes. The road is municipalized.
The lot is in a recent residential development with mostly cottages, electricity is available on the street, you just need to get it connected.
The convenience store is a 5-minute drive away, as well as the marina and hardware store and the town of Mont-Laurier is 20 minutes away.
