Sale without legal warranty.

A reading house designed for your family, with the possibility of selling it fully furnished and equipped. We are selling everything to move to Madagascar and open a humanitarian library for children while collecting memories and experiences with our daughters. Choosing this house as your shelter directly supports a wonderful project! Therefore, this unique situation requires a sale without legal warranty. It's an old house, and I will be happy to show you all its little quirks with honesty and transparency. Since we are moving continents, I simply wont be reachable even if you send me a formal notice. I am committed to being honest with you, and I suggest having it inspected. Our unique situation offers additional benefits if youre interested: completely flexible possession starting now, possibility to sell it fully furnished and equipped (gardening tools, renovation and mechanical tools, dishes, decorations, furniture, childrens toys, firewood, patio furniture, BBQ, air conditioners, TV, etc.). This could be ideal for a first home or for AirBnb/renting. Even our car is for sale haha! Write to me with your ideas!

At the heart of the refuge is a spacious open-air room with nearly 10-foot ceilings, a true haven for literature enthusiasts. Immerse yourself in the serene atmosphere surrounding the immense feather sofa with the wall-to-wall bookshelf on one side and a cozy wood fireplace on the other, its crackles adding a warm touch during winter evenings. Picture yourself engrossed in your favorite novels, enveloped by soft, dim lighting and the comforting warmth of dancing flames.

High-quality materials with slate floors and fireplace. Hardwood beams and a sunlit terrace in the morning. The master bedroom includes a walk-in closet with built-in storage. The simple kitchen features a movable central island and a pantry for your preserves and spices.

Several spaces not visible in the photos are worth discovering in person: a private office with a view of a mature lilac, which also serves as a storage room and laundry area. A large cement storage basement with a workbench for DIY enthusiasts. An attic, garage, and shed add additional storage spaces.

Renovations and Issues:

The house roof was replaced in 2018. The shed roof was replaced in 2021. The floor insulation was redone with sprayed polyurethane in 2023. A new cedar hedge was planted in 2024 and will mature to provide more privacy. The next priority on our list of work is to redo the attic insulation. Indeed, two rooms are difficult to heat in the winter: Bedroom 3 and the office/laundry room (not shown in the photos, see the 3D tour). The terrace would also need to be redone eventually. The garage and sheds are old. The seal on a few windows needs replacement. We had minor water infiltration in the attic during the heavy rains on August 9, 2024. The roof is new, but I believe I have addressed the problem, which was due to a hole near a gutter and another hole in the chimney cap. I will show you everything in person.

The location of the house might be its greatest asset. Everything is within walking or biking distance!

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
