Located on the top of a mountain in a 60-acre eco-village including 12 lots of ½ to 1 acre for individual homes, all governed by a condominium charter. See the website for project details (www.terredelareunion.com

).

Eco-friendly 1½ storey house of 1440 ft2 without basement with 2 bedrooms, a small office/storage, walk-in closet and 2 bathrooms. Very intimate land, surrounded by forest, a real haven of peace!

  • Built in 2019-2020 in self-construction (with an experienced site manager).
  • Located in Ste-Lucie-des-Laurentides on the edge of Val-David (12 minutes from Val-David, 20 minutes from Ste-Agathe-des-Monts, 40 minutes from St-Jérome and 1h15 from Montreal).
  • Fibe internet service offered by Bell (very rare in the region).
  • The common land includes, among other things, 20 acres of maple grove at the top of the mountain, access to a community garden and a pond and a notarized access to Gravel Lake with a dock and the possibility of motorless boats.
  • Common tractor for various jobs and snow removal (snow removal done by one of the members of the ecovillage, so the road and the entrances are very well maintained!).
  • Common fund for a project to build a joint pavilion for community activities.
  • Regular meetings and activities between co-owners. The neighborhood is really extraordinary, friendly and always ready to help each other out!
  • Common area maintenance chores to be planned during the summer (road, gardens, firewood, etc.) and snow removal from installations during the winter.
  • The house is located on the last lot at the end of the 1 km private road.
  • Land mostly landscaped with clover to avoid regular mowing and flower planting.
  • Vegetable garden, 12'x8' shed, stone terrace, fire pit in a large circular space surrounded by large stones (Celtic circle style), small field of wild flowers.
  • Artesian well intended to be shared between two lots.
  • Septic tank and purification field for 2 rooms.
  • Over 6 gravel parking spaces.
  • Electric vehicle and generator sockets.
  • Network of trails in the forest, you have direct access to nature by leaving the house!!!

IMPORTANT: It should be noted that the house is an integral part of the project and that those interested in buying it will have to join the eco-village. This involves participation in meetings and chores as well as adherence to the values of the project. Before the transaction, schedule a few meetings with the group in order to get to know you better.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

    1
    Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

    2
    Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

    3
    Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

    4
    Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
