The steps involved in buying a property
Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.
One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.
Need the form?
The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

With water and electricity!
Build at low cost in a very quiet but well deserved area, located 10 minutes from the wonderful village of Val-David.
The green driveway is part of the lot. It provides an easy access to the higher flat construction site, away from the road, with water and electricity at the door.
1508 m2 (16,232 sq. ft.) / 0.4 acre with a frontage of 36 meters (118 sq. ft.)

The former construction site (where a house burned down over 20 years ago) is located at half the depth of the lot, removed 30 meters from Rang 3.
On the northeastern part of the lot, three concrete blocks (on photo) were removed to create a ready to go parking entrance a few meters away from the probable construction site offering a beautiful view from above.
The leveled wooded section adjacent to Rang 3 is also ideal for a parking entrance (and a disposal field) but would however require a staircase to access the second house landing.
